Virtual office cost in Sydney varies a lot. Based on prices providers listed in October 2026, an address plan with mail handling ran from under $100 a month in the suburbs to over $150 a month in parts of the CBD. Packages with call answering and coworking hours cost more again.

This guide shows real listed prices, explains what the base price includes, and covers the add-ons, terms and GST that change what you actually pay.

Virtual Office Cost in Sydney: Listed Prices (October 2026)

The prices below are taken from each provider’s own website, as listed in October 2026. They are “from” prices, so check the provider for the exact centre and package you want.

So for a Sydney business address with mail handling, listed prices in October 2026 ranged from about $87 to about $153 a month, and bundles with call answering ran to about $234 a month. The CBD listings above did not state whether GST was included, so ask before you compare.

What’s Included in a Basic Virtual Office

Most entry plans cover the same core services:

  • a street address you can use on your website, invoices and business cards
  • mail received on your behalf, then held for collection, scanned or forwarded
  • parcel and courier acceptance (check this, as not every plan includes it)
  • use of the address for business registrations

On registrations: ASIC says a company’s registered office doesn’t have to be where the company conducts business, as long as you keep the owner’s written consent. Your principal place of business is different. It must be where the business is actually run. For more on this, see street address vs PO box for your business.

Add-Ons That Change the Virtual Office Cost

The headline price is rarely the whole bill. These are the extras that move it most.

Mail forwarding postage

Receiving and holding mail is part of most address plans. Sending it on to you can cost extra, so check what you pay for postage and whether there is a handling fee. At Hunters Hill Offices, forwarding is on request at postage cost. Ask how often mail is forwarded and whether scanning costs extra.

Call answering

A local number with a receptionist answering in your business name is one of the biggest price jumps. The CBD packages above show the gap between address-only and address plus calls. If you want this, look at call answering as a separate line item so you can compare fairly.

Meeting rooms and office time

Some plans bundle hours of desk or office access each month. Others charge per hour for meeting rooms. If you meet clients twice a month, an included-hours plan can be cheaper than paying for each booking.

Term Length and GST

The term you sign changes the price. The Executive Centre’s listed rates assume a 12-month commitment. Our $20/week plan is on a 12-month term, then month to month. Longer terms usually mean lower weekly rates, but less flexibility if your plans change.

Then there’s GST. business.gov.au confirms GST is 10% on most goods and services, and you must register for GST once your GST turnover reaches $75,000 (as of October 2026). If you are registered, you can generally claim back the GST included in business purchases as GST credits.

That means a “$20/week + GST” price is $22 a week all up. When quotes mix weekly and monthly prices, and some include GST while others don’t, convert them all to the same basis before you compare.

Questions to Ask Before You Sign

  1. Is the price weekly or monthly, and is GST included?
  2. What is the minimum term, and what happens when it ends?
  3. Can I use the address as my company’s registered office, and will you give written consent?
  4. Are parcels and couriers accepted, and is there a size limit?
  5. How is mail forwarded, how often, and what does postage and handling cost?
  6. Are call answering, meeting rooms or desk hours included, or extra?
  7. Are there setup, deposit or exit fees?
  8. How quickly can I start? (Ours is set up within 24 business hours.)

One more point: a virtual office address can’t be used as a Google Business Profile location. Google does not allow it. If you serve customers at their place, use a service-area profile with your address hidden.

Is a Suburban Virtual Office Worth It?

A CBD address carries a premium. A suburban address costs less and is often closer to where you and your customers live. For a sole trader or small company in Hunters Hill, Gladesville, Drummoyne, Ryde or Lane Cove, a local virtual office in Hunters Hill can also mean you can actually walk in and collect your post. If you work from home, our guide to running a business from home covers where your address shows up.

The real virtual office cost is the base price plus the add-ons you’ll use, over the term you sign, with GST counted the same way. Compare on that basis and the right choice is usually clear.

This is general information, not tax or legal advice. Check your situation with your accountant or the ATO. Competitor prices are as listed on their websites in October 2026 and may change.
